Section 24 of the Sectional Titles Act 95 of 1986 provides the machinery in terms of which a sectional owner can effect an extension of the limits of a section in a sectional title complex. The extension can either be effected horizontally (for example by the addition of a balcony) or vertically, by the addition of another section on top of the existing one. Since the vertical or horizontal extension of a section will normally affect the participation quotas of other sectional owners and possibly alter the outside appearance of the common property, a unanimous resolution authorising the body corporate to effect such an extension must be obtained (see s 24(1).
